Community Manager & Grounds Keeper
Job Description
Property Management Company is seeking a self-motivated, organized, goal-oriented individual to join our winning team as a Full-Time Community Manager and Property Grounds Keeper to lead a Manufactured Housing Community in Pryor, OK. The successful candidate will work closely with the Operations Manager and perform on-site grounds keeping maintenance. We are looking for an exceptional candidate to learn and grow with our company. We take great pride in our communities and in delivering an exceptional living experience to our residents. Pay is $18 - $20 per hour.
Community Manager Roles and Responsibilities:
- Promptly respond to resident inquiries and resolve resident complaints
- Collect rent payments on time and enter payments promptly into our property management system
- Make collection attempts for past due balances
- Prepare and deliver late notices and perform the legal filing process including attending court proceedings
- Walk through the community regularly to maintain positive relationships with residents
- Conduct regular property inspections for upkeep, cleanliness, and maintenance needs
- Oversee efforts of maintenance staff and vendors
- Enforce and maintain community rules and regulations
- Actively advertise rental vacancies and homes for sale
- Showing homes to prospective tenants on a regular basis
- Manage lease agreements and renewals
- Handling move-in and move-our procedures
- Adhere to local, state, and federal landlord-tenant laws
- Ensure compliance with fair housing regulations
- Adhere to set property budgets
- Highly organized and disciplined
- Self-motivated, proactive and able to follow directions well
- Excellent communications skills
- Computer skills, including Microsoft products
- Ability to bend and lift 10 pounds
- Complete grounds work as directed by Property Manager which include:
- Trash pick-up in common areas and roadways
- Sweeping curb areas
- Ensuring cleanliness of dumpster areas
- Planting seasonal flowers/mulch
- Maintaining other property features
- Mowing
- Weed Whipping
- Light maintenance
- Complete work orders assigned by the Property Manager
- Ability to communicate effectively both verbally and in writing
- Ability to work alone, be self-motivated, and organized
- Ability to lift 50 pounds
- Positive teamwork attitude
- Willing and eager to learn
- Maintain a professional and courteous manner with all residents, vendors, contractors, and fellow employees
- Assure safety standards are used which comply with all company, local, City, State and Federal guidelines
